Garage being converted, with new stud walls and insulation

Garage conversions in Gwynedd and Anglesey

Most garages around here hold a lawnmower, some paint tins and a car that never goes in. We turn them into warm, dry rooms that feel like part of the house.

A whole room, already built.

A garage already has walls, a roof and foundations. That makes it one of the quickest ways to add a room, without building out into the garden.

We're a local team based in Pontrug, just outside Caernarfon. We convert garages across Gwynedd and Anglesey, and we do the building, insulation and plastering ourselves. Gwynedd Construction Ltd has been building in North Wales as a limited company since 2016.

A downstairs bedroom

A bedroom on the ground floor is useful for a growing family, a teenager who wants their own space, or a parent who can't manage the stairs.

Because a bedroom is a room people sleep in, it needs good insulation, fresh air and a safe way out in a fire. We plan all of that from the start.

  • Warm enough to sleep in all year
  • Window or French doors for daylight
  • Built to Building Regulations

A home office

A quiet, warm room away from the kitchen table. For anyone working from home a few days a week, it's often the change that makes the biggest difference.

We put the sockets, lighting and window where your desk will go, so the room works from the day you move in.

  • Quiet and separate from the house
  • Sockets and lighting planned around the desk
  • Good daylight from a new window

A gym or playroom

Space to make noise without taking over the lounge. A converted garage is ideal for a home gym, a playroom or a den for older children.

A solid, insulated floor and well-plastered walls make the room tough enough for daily use, and warm enough to use in winter.

  • Insulated floor, walls and ceiling
  • Hard-wearing finish
  • Room for the family to spread out

Two rooms in one

One garage can become two rooms: a home office at the front and a utility room or garden room at the back, for example.

A new stud wall splits the space, and each room gets its own door, light and heat. We can also keep a smaller store at the front if you still need one.

  • New stud wall to split the space
  • A utility room or downstairs toilet at the back
  • Option to keep a small store

Have room in the garden as well? A house extension can add even more space.

What the work involves

More than a stud wall where the door was

A garage was built to keep a car dry, not people warm. These are the jobs that turn it into a proper room.

  1. The floor

Most garage floors sit lower than the house. We lay a damp-proof membrane, insulate and raise the floor to meet the rest of the house.

  2. The door opening

We build a new wall on proper footings, with a window or French doors if you want the light.

  3. Walls and ceiling

Insulated to today's standards, then boarded and plastered.

  4. Heat, light and power

Radiators or electric heating, sockets and lighting where you need them.

  5. Air and fire safety

Ventilation, and a safe way out in a fire if the room is a bedroom.

  6. The finish

Plastering, skirting, doors and decoration, ready to move in.

Planning in Wales

Do you need planning permission?

Usually not, if the garage is attached to the house and most of the work is inside. But check these two things first:

  • Has your house lost its permitted development rights? Newer estates often have a planning condition that keeps the garage as a garage. If so, you need a planning application.
  • Is your house in a conservation area or Eryri National Park? Changes to the front of the house may need permission.

Rules change, so treat this as a guide. We check your house before you commit.

Building Regulations

You will almost always need Building Regulations approval, because the garage becomes a room people live in. That covers insulation, ventilation, fire safety and the new wall's foundations. We build to those inspections as standard.

A quick building job

A garage conversion is one of the quicker building jobs, and most of the work happens without disturbing the rest of the house.

Turning it into a holiday let?

Since 1 September 2024, Gwynedd Council needs planning permission before a main home becomes a second home or short-term holiday let. Eryri National Park brought in the same rule on 1 June 2025. The same applies if a converted garage becomes a separate holiday let.

Questions

Questions people ask us

Do I need planning permission for a garage conversion?

Usually not, if the garage is attached and the work is mostly inside. See the planning section above, or ask us when we visit.

Will the room be warm enough to sleep in?

Yes. Insulating the floor, walls and ceiling properly is the whole point. Done right, it is as warm as any other room in the house.

Do I need a new window?

If the room will be a bedroom or office, you'll want daylight. Most people replace the garage door with a window or French doors.

Do you give free quotes?

Yes. Call 07825 205657 or send the form below, and we'll arrange a free estimate.

Does a garage conversion need sprinklers?

Not if the garage becomes part of your house. In Wales, sprinklers are needed when building work creates a new, separate home, so a self-contained annexe may need them. We check this with building control.
