One team for the whole house.

We're a team of tradesmen from Pontrug, near Caernarfon. We check the work at every stage, keep the house tidy while we're in it, and keep you told what's happening.

Those are the three things our customers mention again and again – and they matter even more when you're living in the house while the work goes on. Gwynedd Construction Ltd has been building in North Wales as a limited company since 2016.

Whole houses

From stripping out to the final coat of paint, managed as one job. That suits a house you've just bought, or one that hasn't been touched for years.

We agree the order of work with you at the start, so you know which rooms are out of use and when.

  • Managed as one job
  • Order of work agreed at the start
  • Kept tidy as we go

Single rooms

A bedroom, a lounge or a hallway that needs new walls, ceilings or floors. Smaller jobs get the same care as big ones.

We sheet off the rest of the house and clean up before we leave, so you'd hardly know we'd been there.

  • Walls, ceilings and floors
  • Dust kept to the one room
  • Cleaned up every day

New layouts

Walls taken out or moved, with steels fitted where needed, to make the house work for the way you live now.

See our knock-throughs page for how we take out load-bearing walls safely.

Walls, ceilings and floors

Artex removed, new plasterboard, walls skimmed and ready to decorate. Old tiles up, floors screeded and levelled.

Our own team does the plastering, so the finish is consistent from room to room.

Older houses and cottages

A lot of homes in Gwynedd are old stone cottages and terraces. Once you open a wall or lift a floor, you find things nobody could see at the quote stage.

Our customers say how we handle those moments matters as much as the finish. We explain what we've found and talk you through the options.

  • Experience with stone and slate houses
  • Problems explained as they come up
  • Options talked through with you

How it works

How a renovation runs

Every house is different, but every renovation follows the same order.

  1. Visit and estimate

We walk the house with you and price the work in writing.

  2. Plan the order

We agree which rooms go first, so you can live around the work where possible.

  3. Strip out and structure

Walls, floors and anything hidden that needs fixing.

  4. Plaster and floors

New walls and ceilings, screed and floors.

  5. Finish and handover

Kitchen, doors, skirting and a clean house handed back.

The rules

Do you need permission to renovate?

Most renovation work needs no planning application. These are the exceptions:

  • Planning permission is not usually needed for work inside a house.
  • Building Regulations approval is needed for structural changes, such as taking out a load-bearing wall.
  • Listed buildings need listed building consent from the council for most changes, inside or out.

If your house is listed or in a conservation area, ask us before you start and we will help you check.

Protected places around here

Caernarfon town centre and parts of Bangor and Y Felinheli are conservation areas, and much of Gwynedd is inside Eryri National Park. Outside changes there may need permission.

Kept informed

We give you a start date and keep you up to date as the job goes, so you always know what's happening next.

Main home or holiday let?

Since 1 September 2024, Gwynedd Council needs planning permission before a main home becomes a second home or short-term holiday let. Eryri National Park brought in the same rule on 1 June 2025.

Questions

Questions people ask us

Do you renovate old stone cottages?

Yes. We look at the walls, floors and damp first, then plan the work around what we find.

Can I add work once you've started?

Yes. Customers often do, and we talk it through on site.

Do I need planning permission?

Not usually for work inside a house. Structural changes need Building Regulations approval, and listed buildings need listed building consent.

Do you give free quotes?

Yes. Call 07825 205657 or send the form below, and we'll arrange a free estimate.

Can I renovate a house to use as a holiday let?

You can renovate it, but in Gwynedd you now need planning permission before a main home is used as a second home or short-term holiday let. Ask us before you start and we'll help you check.

Do you do house refurbishments as well as full renovations?

Yes. From one room to the whole house, the same team does the work.
