New builds in Gwynedd and Anglesey

A new home is the biggest building job most people ever take on. We build from the ground up, and one local team stays answerable from the first trench to the handover.

New home builders

From an empty plot to the keys.

We build new homes and extensions across Gwynedd and Anglesey from our base in Pontrug, just outside Caernarfon, and we manage the trades from start to finish.

Building a new home in Wales has its own rules – sprinklers, drainage approval and stricter energy standards than in England. We plan for them from the first visit, so they don't turn into surprises halfway through. Gwynedd Construction Ltd has been building in North Wales as a limited company since 2016.

New homes and self-builds

Whether you've bought a plot or are building on family land, we build the house to your approved drawings, from the foundations to the finished rooms.

You get one point of contact for the whole build, a start date, and regular updates as each stage is finished.

  • Built to your approved drawings
  • One team, start to finish
  • Kept informed at every stage

Groundwork and foundations

Every good build starts with the ground: clearing the site, digging and pouring the foundations, and laying the drains.

In Wales, the surface water drainage for most new homes needs its own approval before work starts, so we build the drainage exactly to the approved design.

  • Site clearance and levels
  • Foundations and slab

Walls, structure and finish

Blockwork, brickwork or render to suit the house and the street, with the insulation built in as the walls go up.

New homes in Wales must meet tougher energy standards than before, so the walls, floors and roof are built to keep the heat in.

  • Insulation built in
  • Built to Welsh energy standards

Roofs for new builds

The roof is the stage that makes the building watertight, so the rest of the work can go on inside whatever the weather.

We build or manage the roof as part of the job, so there's no wait between the walls and the roof going on.

  • Roof built as part of the job
  • Watertight as early as possible
  • Insulated to Building Regulations

Building conversions

Turning an existing building into a home, such as an old outbuilding, counts as a new home under the Welsh rules.

That means it needs the same things as a new build, including a sprinkler system, as well as planning permission and Building Regulations approval.

  • Planned around the old building
  • Sprinklers and fire safety included
  • Planning and Building Regulations

How it works

How a new build runs

Every new home is different, but every build follows the same order.

  1. Visit and estimate

We look at the plot and your drawings, and price the work in writing.

  2. Approvals in place

Planning, Building Regulations and drainage (SAB) approval before work starts.

  3. Groundwork

Site cleared, foundations dug and poured, drains laid.

  4. Walls and structure

Walls built with the insulation in, floors and openings formed.

  5. Roof on

The building is made watertight so the inside work can start.

  6. Inside and handover

Plastering and finishing, final inspections and a clean house handed over.

Building in Wales

The rules for a new home in Wales

Building a new home in Gwynedd is different from building one in England. These are the rules to plan for:

  • Sprinklers: since 1 January 2016, every new house and flat in Wales needs an automatic fire suppression system. This includes buildings converted into new homes.
  • Drainage approval: in Wales, building work with a construction area of 100 square metres or more needs approval from the council's SuDS Approval Body (SAB) before work starts. That covers almost every new home.
  • Energy: since 23 November 2022, new homes in Wales must produce 37% less carbon than the 2014 standard.
  • Phosphates: some river catchments in Gwynedd, including the Afon Gwyrfai and the Glaslyn, are protected. New homes that drain into them may need to show they won't add phosphorus to the river.

Main home or holiday let?

Since 1 September 2024, Gwynedd Council needs planning permission before a main home becomes a second home or short-term holiday let. Eryri National Park brought in the same rule on 1 June 2025.

Who decides?

Planning is decided by Gwynedd Council, or by the Eryri National Park Authority if the plot is inside the Park. Building control in Gwynedd is run by the council, from Caernarfon and Dolgellau.
