Small rooms into one open space.

A lot of older houses in Gwynedd were built as a row of small rooms: a front room, a back room and a narrow kitchen. Open them up and the same house suddenly has room for the whole family in one place.

We take the walls out, fit the steels, make good the floors and ceilings, and can fit the new kitchen too. One team, one timetable. Gwynedd Construction Ltd has been building in North Wales as a limited company since 2016.

Load-bearing walls and RSJs

Most walls in older houses hold up the floor or roof above. Taking one out means a steel beam (an RSJ) has to carry that load instead.

The beam is sized by a structural engineer and checked by building control, and the floor above stays propped the whole time the wall is out.

  • Steel sized by a structural engineer
  • Floor above propped throughout
  • Inspected by building control

Open-plan kitchen-diners

The most common reason to take a wall out: one bright room to cook, eat and sit in, instead of three small ones.

We plan where the kitchen, table and seating will go before the wall comes down, so the beam, lights and sockets end up in the right places.

  • Room for an island and a table
  • Lights and sockets planned in advance
  • More daylight through the house

New kitchens

Once the space is open, we can fit the new kitchen, plaster and finish the room.

With one team doing all of it, there's no gap between the builder leaving and the kitchen fitter turning up, and no two firms blaming each other for delays.

Floors, ceilings and finishing

When a wall comes out, it leaves a strip of floor and ceiling to patch. We make good the floors and ceilings so you can't tell where the wall used to be.

Then we plaster the walls and leave the room ready for decorating, or finish it completely.

  • Floors and ceilings made good
  • Walls plastered
  • Ready to decorate

Need more room than the house has? A kitchen extension could be the answer.

How it works

How we take a wall out safely

Taking out a load-bearing wall is structural work. This is how each knock-through runs.

  1. Check the wall

We work out whether it holds up the floor or roof above. Most walls in older houses do.

  2. Size the steel

A structural engineer calculates the beam size, and building control approves it before work starts.

  3. Prop it

Temporary props hold the floor above while the wall comes out. Nothing is left unsupported.

  4. Fit the RSJ

The steel goes in on proper padstones, then gets boxed in and fire-protected.

  5. Make good

We patch floors and ceilings, plaster the walls and leave it ready for the kitchen.

The paperwork

What you need to know before a wall comes out

Taking out a wall is not complicated, but the rules are there for a reason:

  • Building Regulations approval is needed whenever a load-bearing wall comes out. The building control officer inspects the steel before it is covered.
  • Planning permission is not normally needed for work inside a house, unless the building is listed.

Shared walls

The Party Wall etc. Act 1996 applies in Wales. If a steel sits in a wall you share with a neighbour, you must give them notice first.

Dust and mess

Taking out a wall is dusty work. We sheet off the rest of the house and clean up at the end of every day.
